Property management firm Rising Tide raises seed round to add AI

Chicago-based Rising Tide has closed an undisclosed seed round led by Left Lane Capital as it integrates artificial intelligence into its operations. The company acquires and invests in independently owned residential property management businesses, combining acquisitions with shared technology and capital while allowing acquired operators to retain their local brands, teams and customer relationships.

Rising Tide says the residential property management market exceeds $100 billion and is divided among more than 240,000 firms. The company notes that many smaller operators manage businesses with significant manual administrative workloads, which limits the time available for owner and tenant relationships.

Property management focus: The Lab tests AI inside firms

Through its initiative called The Lab, Rising Tide develops and tests AI tools directly inside participating property management companies. The Lab currently operates with three firms, allowing Rising Tide to test applications in live business environments rather than developing software independently of day-to-day operations.

“AI is changing the definition of what premier service looks like in property management. It gives our operators more room for the relationships with owners and tenants that actually built their business,” said Blake Mohseni, founder and CEO of Rising Tide. “This funding brings that same approach to more independent property management firms: real technology, real capital, and partnership instead of a takeover,” he added.

Mohseni brings more than a decade of experience in operations, process architecture, and business transformation. Before launching Rising Tide, Mohseni founded Accelereight in 2023, an operations consultancy focused on automation, standardized processes, and a so-called Entrepreneurial Operating System. He previously spent nearly seven years at Discover Financial Services as a senior principal process architect, where he worked on large-scale process transformations, and served as a multi-site commercial transformation lead at Ingersoll Rand, focusing on operational efficiency across regional markets.

Left Lane Capital is a New York-based global venture capital and growth equity firm focused on high-growth internet and consumer technology companies. Its investment approach centers on internet-first businesses, proprietary deal sourcing, data-driven analysis, and long-term partnerships with founders. The firm seeks to invest in companies with the potential to build durable customer relationships and scale within large markets.
